At this time, the Bella Vista Village POA does not have a silent auction scheduled. However, if you would like to purchase a lot please refer to the lot auctions tab or the judicial sales tab. Please check back, future silent auctions will be listed here.

BELLA VISTA VILLAGE PROPERTY OWNERS ASSOCIATION
SILENT AUCTION RULES, TERMS, AND CONDITIONS


• A bid is construed as a legal agreement to purchase the listed lot(s) at the amount indicated. All bidders must be 18 years of age or above. The auction bid sheets will serve as prima facie evidence of the terms of the sale.
• Before placing a bid you must register by completing an Auction Registration form and receiving a bid number.
• Your bid number is your identification during the auction. You will be given a bid number at registration time. You will receive a small bid card to carry with you for the silent auction.
• Please do not remove or relocate auction bid sheets. If you need more information on a lot, please seek the assistance of auction staff or volunteers.
• To place a silent auction bid, legibly print your name and bidding number in the starting bid space or on the line following the highest current bid.
• Indicate your bid in the appropriate space on your bidding row. All new bids must be higher than the previous bid by at least the minimum raise indicated at the top of the bid sheet, in order to be valid.
• In order to protect the integrity of all bidders, please do not scratch out bids. Bids may only be voided by an auction volunteer or staff member due to valid bidding error. Please seek assistance if you find an invalid bid or make a mistake during bidding.
• The auction will close at 1:00 p.m., at which time the highest bid on each bid sheet will be declared the winner. A silent auction official will highlight the top bid number and amount. You can see if you are the successful purchaser by looking at a copy of the silent auction bid sheet, which will be left in its place after the auction is closed.
• If conflict arises over identifying the last valid bid for a lot(s), auction staff has the sole discretion to determine the winner or to impose an alternate method of closing the item for interested parties, including, but not limited to, a sealed final bid.
• Bella Vista Village POA reserves the right to withdraw any of the lots listed for sale.
• The value listed is an estimate of the appraisal value via Benton County records. Lots have not been appraised.
• All sales are final. All lots are sold on an “as-is” basis and without warranties.
• There are no warranties of title. The POA, its directors, employees or agents do not warrant title. The POA encourages all prospective purchasers to do their own title research.
• All lots listed are unimproved lots which are located throughout the village. Unimproved lots may or may not be suitable to build upon, depending on the topography of the lot. It is the bidder’s responsibility to know if the lot is suitable for building or not.
• Upon purchase, the buyer is subject to the Declaration and Protective Covenants and other governing Bella Vista Village POA documents. Each lot is subject to property association assessments, currently in the amount of $16.00 per month.
• All lots will have taxes paid through 2010 only. Purchasers will be responsible for the 2011 taxes and all future taxes.
• Winning bidders may pay by cash, check or money order, made payable to “Bella Vista Village POA” on the day of the silent auction, or by cash, check, money order, credit, debit or check cards by June 30, 2011.
• If not present, the winning bidder will be notified by June 17, 2011. Once the bidder receives acknowledgement of winning the bid, payment must be made in full by June 30, 2011.
• If for whatever reason the Bella Vista Village POA is unable to contact the bidder by June 17, 2011 and/or there is a problem with payment, then the Bella Vista Village POA will be entitled, in their discretion, to offer the lot(s) to the next highest bidder, to re-auction the lot(s), or dispose of the lot(s) by any other means.
• Once you pay the full amount owed, the Bella Vista Village POA will provide you with a designating form that you can take to Membership Services to get your POA membership card.
• It may take up to three weeks to get your deed. The POA will mail it to you as soon as it is recorded with the Benton County Circuit Clerk.
• Monthly assessments of $16.00 will start to accrue July 1, 2011. Assessments may be paid monthly, quarterly, semi-annually or annually. Assessments are due the first day of the month and considered delinquent on the last day of the month. Six percent (6%) interest may be charged on assessments that are delinquent 30 days or more. RESOURCES FOR GETTING ADDITIONAL INFORMATION ABOUT THE LOTS:

Underlined below is a link to the Benton County GIS website. This is a site that can give you more information about the properties up for auction. When you get to the page click “I accept” at the bottom of the page. When you get to the GIS page with the map of the county, use your cursor to drag a box around the Bella Vista area. Check the box on the right side of the page that says 2011Aerials and then put the parcel number (Listed under “PARCEL” on the auction list. Example: 16-12345-000) in the box that says Parcel ID on the lower right side of the page (you will need to scroll down) and hit enter. After you get to a picture of the property go to the folder on the right that says Transportation. Click that folder and then click what looks like a tag in front of “Roads” and it will label the streets for you. Then you can zoom out to get a better idea of where the property is in relation to lakes, golf courses, major thoroughfares, etc. Below the photo will be some information about who owns it. There will also be the word Report, underlined and in blue. Click on this link and it will take you to the Arkansas County data available on that property, which will include tax information on the lot and its value as appraised by the county.
